Residential letting and management is a minefield of regulations and legal obligations (including gas and electric checks, repairs obligations and fire and safety regulations) which affect both the landlord and the agent. Free Valuation and Rental Advice

Our service begins with a free no obligation valuation of your property. We will make a convenient appointment with yourself and we will then give you a step by step guide to marketing and letting your property. A market valuation of your property will be given, as well as advice on how to best present your property – a good first impression is vital in finding a good tenant. In addition we will inform you of all your legal obligations as a landlord – remember ignorance of the law is no defence.

Full Management or Introductory Service

We offer a full letting and management service, which includes regular inspections of all tenanted properties, the availability of a twenty four hour, seven day a week maintenance service. The collection of rents, and the production of monthly statements. We obtain full references on all potential tenants before we allow them to take up a tenancy at one of our properties. We can normally obtain all references within 3 working days. Once a tenant has suitable references, a mutual convenient appointment time will be arranged for the signing of the lease. We will arrange for the necessary gas and electric checks if required. A full inventory of the property will be drawn up and all meters will be read and the appropriate utility companies informed. We will drawn up a suitable tenancy agreement depending on whether the property is being managed or not and, whether the letting is to an individual or a company. Before a tenant moves into the property, one months rent plus a deposit equal to one month will be taken. If repairs are required on a property, we will normally inform the landlord before any work is undertaken.

We do offer a letting only service where we follow all our nominal procedures up to and including the signing of a prospective tenant. After the sign up has been completed then the management of the tenancy is then passed over to the landlord. Please note that any Landlords who manage their own properties must provide address and telephone numbers to the tenant.

Fees

Our fee structure is negotiable depending on individual landlord requirements, but for clarity, if it is agreed that our management charge rate is fixed at 8% plus vat and if your property were to achieve the calendar monthly figure of £595, then our commission including vat would be £57-12. This figure of course is relevant to achievable rents. In relation to initial charges, whereas most other letting agents charge one full months rent to cover their set up costs, we only charge a nominal amount of £350 plus vat, (total £420). This is a one off charge and includes the preparation of an Assured Shorthold Tenancy document. Subsequent re-let fees are charged at £250 plus vat (total £300), and re-sign fees are £50 plus vat (total £60). Please note that NP Estates are registered with the NFOPP client money protection scheme and The Property Ombudsman Service.

Referencing and Insurance

All potential tenants are fully referenced by our professional external agency partners who offer a comprehensive range of products relating to the residential letting industry. This service  allows us  to collate references quickly and efficiently and thus subject to a satisfactory outcome of the reference enables us to move your tenant into the property as soon as possible . We are able to offer this service to our landlords at a cost of £50 for a single application and £80 for a joint application. These fees are payable once NP Estates have pre-qualified the prospective tenants and subject to the landlords approval. We are also able to offer a range of insurance products including:  Building Insurance, Landlords Contents Insurance and Tenants Contents Insurance.
