SELLING - SHOW YOUR HOME IN THE BEST LIGHT

No-one buys a
home without looking at it. All members of the NAEA will describe
your property which will attract potential buyers. They will
highlight your home's best features. However, having got a prospective
buyer across your threshold, the rest is up to you. The following
notes may help.

FIRST
IMPRESSIONS

Keep the garden
tidy. Trim lawns, cultivate flower beds. Make sure paths and
steps are free from snow and ice. Keep the driveway clear and
any gates open. Leave room for people to park. Does your bell
work? Can your house number be seen clearly?

LIGHT THE WAY
|
|
Keep any porch
or hall lights on at night.

CATS
AND DOGS
|
|
Keep pets quiet
or out of the house when buyers call.

| FIX THAT TAP |
| Check your home for dripping
taps, broken light bulbs etc. |
| DIY |
| Tidy up any peeling wallpaper
or damaged paintwork. Attention to even the smallest detail can
generate good results. |
| KITCHENS |
| The kitchen can tip the scales
when it comes to selling. Make sure yours is well ordered with
neat, clean cupboards. |
| BATHROOMS |
| Watch for dripping taps or discoloured
bath suites and keep the room clean, tidy and bright. |
| STORAGE
SPACE SELLS |

Keep cupboards, basements and
attics tidy. Throw out unwanted rubbish.

| SILENCE SPEAKS |
|
Don't let the conversation dry
up. Be courteous. Point out particular features of each room,
but let the buyers inspect at their own pace.

| THE GRAND TOUR |

This is fine, but let buyers
have another look round on their own. Offer to answer their
questions, but let them look at their leisure.
